There is a comfortable sitting area which consists of two comfortable sofas (one sofabed) easy chairs, dining table suitable for 6 - 8 and some smaller items of furniture. KITCHEN/DINING AREA The kitchen is fully fitted and equipped with a fridge/freezer, washing machine, dishwasher, gas hob and electric oven, microwave oven, cutlery and crockery for up to 6 people. BEDROOM ONE Located at the back of the building this quiet, carpeted bedroom contains a double bed. It has an interesting feature wall preserved from the old building behind which is a separate dressing area and en-suite. A large built-in wardrobe provides plenty of storage and hanging space with other small items of furniture. The en-suite is fully fitted with shower, sink and WC. BEDROOM TWO Located at the back of the building this quiet, carpeted bedroom contains twin beds (default) which can be made up as a double or 2 singles. . BATHROOM This beautifully spacious bathroom is a great place to relax after a busy day touring the sights. Fitted with both bath and shower, sink and WC. Additional information * All gas and electricity are included in the rental. GCH throughout * Linen and towels are provided. * A modest amount of complimentary tea and coffee for arrival * Ironing facilities and a hair dryer are provided. * Street parking is available but is expensive. * The airport drop off point and main railway ( Waverley station ) are 10 minutes walk. Please note that prior to arrival a refundable 200 pounds key/security deposit must be provided. Restrictions * No smoking is allowed within the apartment. * Well behaved pets by prior arrangement. * Strictly no parties - Guests must be quiet between 21:00 and 08:00 to respect neighbouring properties. Access Arrangements A "meet and greet" service is operated , whereby you will be met at a property at a pre-arranged time to give access. Full instructions of this procedure are sent out in the formal confirmation. Entry is from 14:00 onwards but if nobody has booked to depart on your day of arrival it will probably be very suitable for us to give you entry as early as possible. Departure is by 10am (a guaranteed late departure up to 20:00 can be obtained for 50% of that daily rate. Please contact us if you want to utilise this facility and a price will be calculated). Please note that arrivals after 19:00 will incur a range of late arrival fee. **LATE ARRIVAL: fees, 19:00 - 22:30 - 15 pounds, 22:31 - 00:00 - 30 pounds and 00:01 - 02:00 - 50 pounds. The latest access can be given is 02:00, otherwise it is given at 08:00 the next day. ESC accept no liability for any costs involved in alternative accommodation for this 6 hour period. A deposit of 25% is payable on booking and the outstanding balance of the rental price must be received 2 months prior to your arrival date. For bookings made less than eight weeks before your arrival date the whole rental price falls payable at the time of booking. Please note that a separate 200 pounds refundable key/security deposit must be provided prior to arrival. This is rescinded 2 days after departure. We had the unfortunate experience of staying here over Xmas and I can honestly say it is one of the worst places I've have stayed in my life - it ruined what was supposed to be a wonderful family xmas break in Edinburgh. I'm not sure where to start as there was so many horrors so I will simply list them; * Thick black mould on the kitchen wall, causing a major health hazard (if you look closely their own photos you can see where they have tried to hide the black mould at the bottom of the wall by strategically placing the table). * Built up dirt and stains all around the kitchen unit bases, dried spillages in the kitchen cupboards, built up dirt and grime in the dishwasher, drip marks all over the kitchen drawer frontages - it literally looked like it had never been wiped down with a dishcloth! * Poorly equipped kitchen - very limited cutlery (only 3 teaspoons) but they did leave us a few bits of white plastic cutlery to top it up (yes seriously!), washing up liquid but no dishcloth or sponge. * Broken grouting around the toilet base tiles, exceptionally unhygienic and the thought of other peoples built up urine turned my stomach! * Built up grime, dirt and hair in the corners of both the bathroom and en-suite - I cleaned one corner with a baby wipe up and the grime I got up was so disgusting, I took before and after photos. * Built up grime on the doorway carpet bars. * Someone else's dirty socks under the sofa! * A lump of dried up food under the other sofa (which had been there so long it was virtually welded to the floor). Totally disgusting. * Ominous white stains on the navy sofa, meant we used only the grey sofa (which was very uncomfortable and needed the pillows from the bedrooms) * Layers of dust on the skirting boards and the radiators * Continuous smell of cigarette smoke coming into the apartment where people stood in the communal doorway smoking. This also meant we never got to use the front door and had to come and go via the lounge patio doors as there were always groups stood smoking in our way. * Very little natural light in the apartment. The photos of the lounge are deceiving as due to having the smokers stood in the communal doorway which is next door to the lounge patio doors, they literally stand smoking and looking in at you the whole time so we had to keep the curtains shut. The window the other side wasn't much better as again you had smokers sat in a very grotty, courtyard smoking - I took a photo of the view as I felt like we were in Beirut it was was that bad! Both sides had cigarette buts litered all over the floor - clearly no one clears them up or empties the cigarette disposal bins as these were over-flowing throughout our stay. * Large stains on the carpet in the master bedroom. * Someones dirty socks under one of the beds in the second bedroom. * The furniture inside the apartment is old, tatty, of very poor quality and in desperate need of updating (take a look at the old big-backed tv in the master bedroom pic, it gives a good indication of how old and tatty everything is). Aside from the terrible standards inside the flat, it is situated in a grotty poorly maintained block of flats at the back of a restaurant. When you arrive it gives you a good idea of what to expect as the whole area is dirty, with green stains down the walls, windows covered with old newspapers or filthy curtains and cigarette buts strewn all over the floor, with groups of people always stood outside and in the communal doorway smoking. The fact we never got to use our front door was a joke! On a positive note, the location is convenient and I would recommend Old Town as a great base to stay and explore from. The castle and a good choice of restaurants and shops are all within a short walking distance and the area is stunning with many beautiful old buildings to admire. I took photos to evidence all of the above and sent them to the owner to raise my concerns and let him know his cleaners were not doing their job. I was absolutely shocked to receive an abusive email back basically calling me a liar because they have a score of 8.9 on their reviews for cleanliness! I did respond advising that he had clearly chosen to ignore the photos I had sent him as they speak for themselves (I've shown them to friends & family who were shocked) and in regards to previous reviews, either those people had exceptionally low expectations or the cleaners have slacked off for the last six months and cleanliness standards have dropped dramatically. I advised him that as a business owner he should ensure these issues are dealt with (and better cleaners employed) to ensure future holidaymakers do not have the horrific experience we did, but he chose to ignore my further communication so I've had no option than to warn people myself. My young son has asthma and the black mould and high levels of dirt and dust really aggravated his condition when we were in the flat so we stayed out as much as possible and ended up cutting our break short (leaving immediately after Xmas) as we couldn't bear to stay in this disgusting, dark, dingy and unhygienic place any longer. We wasted a lot of money on a flat which ruined our xmas, so whilst I would recommend Edinburgh as an amazing place to visit, I would strongly advise you book with an alternate accommodation provider - there are many to choose from, offering better standards of accommodation for a lot less money.

We are very disappointed but certainly not surprised to see this extremely negative review as we were threatened with this very action if did not adhere to a demand to provide a refund. We strongly refute their version of events.. The original property that these people booked is right in the city centre, with such city centre locations it should not be a surprise that there are restaurants and bars in the vicinity and therefore there has be to some anticipation that city centre noise pollution may be encountered on occasions. However despite this, their concerns were listened to and without question they were promptly offered a move, at no cost to themselves, to an alternative property and staff attended to assist them. We therefore ask any reader of this to consider, having just displayed how proactive and prompt we were to addressing their first concern. If the alternative property was in the condition as described in the exhaustive and endless list of issues, surely the first thing anybody would do would be to contact the operators immediately again and advise that the property was not in an acceptable condition, at no time were we contacted, which therefore did not provide us with an opportunity to attend to see these issues and address them by sending in a cleaning team. We are instead to believe they endured this appalling situation for another four days and then returned home, then waited nearly another two weeks before making a complaint. Their experience also contradicts the vast majority of other guests reviews across several review platforms. We accept that we are not infallible and things can be missed when properties are prepared, however we do expect to be given an opportunity to rectify issues if it is brought to our attention and it is standard practice that all guests are also advised when a team member meets them to provide access and show them around the property that if there is anything untoward or not to their satisfaction to contact the guest relations team on the number provided, exactly as this guest did previously at the other property when they had noise pollution concerns. It is a very regretful outcome and one we did not wish for but we cannot and will be not be coerced into providing unwarranted compensation simply because we have been threatened by a negative review.

Very nice location and the apartment was clean and well furnished. The main en suite bedroom got stuffy and we could not figure out any way of opening the window. With no AC, it was a little uncomfortable. We had to sleep with the door open so that we could get the air from the open windows in the other rooms. Otherwise, it was very nice.

great place from which to explore the city. Clean, Warm (and believe me, Edinburgh was freezing) Beds very comfy (pull out sofa bed not so, but when are they ever). loads of room for the five of us. Seemed very secure, has a lockable gated entrance to the street. milk,tea and coffee waiting for us, nice touch, and allowed us to leave our bags in the hallway for a couple of extra hours for a last look around and a meal before going to the airport. very good all round .definitely recommend this apartment.

We stayed at the Edmonstone Suites last week for Easter break for a few days. We arrived in Edinburgh about 9am and since the apartment had not been rented out the day prior, we were allowed to have access to the apartment that morning. That was so appreciated as it allowed us to have a few hours nap, grab some groceries and then get started in the early afternoon. Our "plan b" was to wander around Edinburgh in a daze until the apartment was ready. Our contact at the rental agency was quite clear that if the apartment got a last minute rental for that day, then they would not be able to accommodate us - but we lucked out. We had a few hiccups - the wifi went out on day 2 but I figured it wouldn't kill my son not to be online (and there was a ton of public wifi everywhere we went), so I emailed the rental company but did not follow up with a phone call and it was out for the last 2 days of our trip. Also, I wanted the beds in the second apartment to be set up as two twins but they were connected as one bed. It was pointed out to me that I booked the room as "double" (which I mistakenly thought meant two people). I was told that it would cost 30 pounds to have this rectified (beds taken apart and new linens put on, although I asked if new linens could be dropped off and we would deal with taking the bed apart and making up the beds ourselves), which I thought was a bit steep, but since we were only there a few nights, I had my sister and mother sleep in the same bed. Just be aware of that and be very specific. Ultimately, it was totally my fault and otherwise communications with the rental company was fast, efficient and prompt. Apartment layout was great and offered a lot of privacy for the 5 of us (the kitchen and living room both have doors that you can close) and as everyone mentions, was very well equipped and well located. Saintsbury grocery store was about a 5-7 min walk away with all the groceries that you need (bring your own grocery bags or pay 5p each). I was a little concerned regarding the bars which were located close by. They can get a little rowdy on a weekend, but the apartment's location in the courtyard made the noise virtually non-existent. We left the apartment according to directions and I promptly received back my entire deposit about 2 days later. * Be aware that for some reason, in the UK, home brew coffee machines like we have in the States do not exist and the closest you will get will be french press coffee or Nescaffe instant. The apartment had a french press but I have to admit, I found that embarrassingly difficult to get over while on my vacation...

Excellent apartment, very well equipped and very clean. Some lovely finishing touches i.e. tea, coffee and milk available on arrival. Perfect location, although some late night noise tho expected being very close to the Grassmarket.

Had a really pleasant stay here. The place was spacious, well kitted out and good value. The location and area is fantastic. My only complaint would be the late arrival fee, it seemed a little unfair as there was only one flight we could take and we informed well in advance.

We hired the apartment for a 3 week stay and found it very comfortable, clean and convenient. The accommodation was very useful with two bedrooms and two bathrooms, one on-suite, this enabled us to have various family members (including 3 young grandchildren under 5) and friends join us at various times during our stay. The kitchen is nicely equipped with all that is necessary for self-catering. Having said that the apartment is well placed for the many restaurants and bars in Edinburgh, so it is also handy for dining out. The apartment is situated in its own quiet courtyard and has direct access through French windows to the courtyard, the only downside is that this courtyard is used as a smoking area for all the residents of the surrounding apartments and so the cigarette smell can be overpowering at times for non-smokers.

Nice apartment located in the heart of Grassmarket, convenient to the Castle and to the nice pubs and clubs around the area. It is situated in a quiet "close" so you can sleep without noise. The apartment is well equipped and was perfect for the 5 of us. Definitely the right choice!

Such a well equipped apartment in the centre of Edinburgh, but being in a secluded courtyard it was so peaceful. All the facilities were first class and there were so many cupboards, ideal for hiding all of Father Xmas's presents. The pubs and restaurants in, and around, the Grassmarket are a joy! My favourite pub, the Bow Bar and a great French restaurant 'Petit Paris'. The kitchen and bathrooms were perfect. We were worried about parking in the area but the local traffic wardens were fine about unloading and loading. And, you would have to be mad to bring a car into Edinburgh which has such great public transport anyway. Only use a car/van to arrive and depart!

I stayed here with my husband and my sister and her family for my first ever visit to Edinburgh. Our party of six including two children felt at home in this 2 bedroom spacious apartment. All basic amenities were provided and they had Colombian coffee which was a nice touch. The lounge has a comfortable sofa bed and extra beddings/ blankets in the storage. Best thing about is its location which is right next to the Castle and close to all the restaurants and shops in the Old town. I will stay here again, definitely recommend.
