The whole apartment has been recently renovated in a traditional, funky Scottish style that is cosy, comfortable together with luxurious touches. Unfortunately it is not suitable for children under 16. Built in 1820, the one bed-roomed apartment has a kingsize zip and link bed that can be split into 2 singles, 2 bedside tables, chest of drawers and built in wardrobe. There is a contemporary bathroom with a bath that also has a shower over. The large, comfortable living room has a cosy living flame gas fire with 2 modern fireside chairs and a sofa bed that comfortably sleeps 2 additional guests. There is a TV and free wifi. The kitchen is newly fitted and modern with everything our guests would need including gas hob and electric oven, microwave, fridge, washing machine and small separate freezer. There is a breakfast bar which seats two. If guests prefer to eat at a table, there is a foldaway table with 4 chairs which is stored in the apartment for guests' use. Upon arrival the beds will be made up with luxury Egyptian cotton bedlinen, with fluffy towels for each guest. All gas and electricity usage is included in the price. The apartment is situated in an ideal location in the heart of the historic UNESCO New Town, just 10 minutes walk from Princes Street. Close to the vibrant areas of Stockbridge and Broughton Street with their cafes, restaurants and independent shops. For scenic walks the tranquil Water of Leith and the colourful Royal Botanic Gardens are both a short walk away. 28A Cumberland Street is ideally suited for all special events and festivals that are organised in the city throughout the year such as the Edinburgh Festival, Edinburgh International Tattoo, Bank of Scotland Fireworks, International Rugby and the Famous New Year Celebrations. Also within easy walking distance are many of Edinburgh's tourist attractions such as Edinburgh Castle, National Museum of Scotland, Gallery of Modern Art, and the Scottish National Galleries, Edinburgh Dungeon, Scottish Parliament, Scots Monument, and Holyrood Palace. Good bus links, plentiful taxis and tram service nearby mean 28A Cumberland Street is well connected to all parts of the city, including Edinburgh Airport, Waverley and Haymarket train stations. Ample parking is available in the street; parking is free at weekends and from 5.30pm to 8.30am Monday to Friday and metered the rest of the time. Stayed for 9 nights over the festive period; it was a real home from home. The creature comforts you hope for in a rental property were all here, in abundance. Location was spot on. 10 minutes easy walk to Princess St, less than 5 minutes walk to Stockbridge, lots of nice shops, bars and restaurants in the area. We booked a parking space through Just Park in Liddesdale Place for 10 days. It was about 5 minutes walk - perfect. A very cosy apartment heat wise, very spacious and extremely quiet at night. Kitchen fully stocked and well thought out. Would recommend this apartment to all - short or long stay.

Beautiful flat in very central location. Booked to stay for 4 nights as daughter was competing at Commonwealth pool. Pleased we opted for a central location rather than close to the pool, as we were able to enjoy the city - Christmas markets, Castle light show, restaurants, walks etc. The flat is around 10 minutes walk north of Princes St so very handy. The hosts have provided everything you could need. Quality is superb. We never managed to get the oven to work but we managed with the microwave and hob. We had a problem with the heating when we arrived but Wendy was superb and got it fixed straight away. Couldn't have asked for a quicker response. We needed to rely on parking spaces on the street outside the flat. It is tricky to find spaces but we managed. Just beware that maximum stay per day is 4 hours and that costs £14.80! It's free evenings and weekends but if you need a parking space throughout the day this isn't ideal. This is the best self catering place we have stayed in, and would definitely book again. We will be returning same time next year so fingers crossed we can book. Thank you Stuart and Wendy.

My husband and I were delighted to stay at 28A for a few days but after staying there we wish that we could have stayed longer. The flat was a delight to the senses from the book of Poetical Works of Robert Burns to the sumptuous couch and plaid chair and footstool. From the light and airy bedroom with accent picture of old Edinburgh to the pristine kitchen with a bell jar of chocolate biscuits. The quick and efficient washing machine and the view from the kitchen window overlooking a cobbled street. The stairs to the flat are steep but even as seniors we found them quite manageable. There are lots of pleasant walks around the area and a short walk up hill to Princes St but also a bus stop on Dundas Street for the less energetic. It is a short bus ride to the Botanical Gardens which is well worth a visit and is free.There is also a wonderful deli called Margiotta on Dundas St with great home made frozen meals and fresh food, bread etc. The communication with Stuart before our arrival was excellent and we enjoyed the information about Edinburgh. The only negative thing is that we could not stay longer.

Loved this flat. Have stayed many times in Edinburgh and this has been the best so far. Bottle of prosecco and chocolate biscuits awaited us. The flat is beautifully presented and in a lovely quiet area in the heart of the city. Perfect pub on the corner after a hard day of walking. Would recommend this flat to anyone and Stuart was great with forwarding all you need to know information about the city. Will definitely be back.

Lovely flat that has everything you needed, right down to tea and sugar, which we had bought earlier. Nice size living area to relax. Everything spotlessly clean. Only off putting thing for some less fit and agile may be the steps down to the front door and the shower over the bath. The flat is ideally located for access to Edinburgh's Princes And Queen Street etc but you have to bare in mind that the 15min walk is up hill.

Well it took us 5 years between visits but this place has still got what it takes. It really felt very familiar when we walked through the door even though there has been a spruce up along with some new furniture items. Glad to know Stuart & Wendy are still in charge and keeping up the standards. Managed to visit some new places and we were fortunate to have beautiful weather for mid May. Didn't need a coat on until the day we left which is quite unusual for Scotland! If you like all your home comfort or maybe even a little bit more then you won't go wrong booking/staying here. Plenty to see and do with numerous local facilities within walking distance. One thing that will remain with me for while after this stay..........I wonder if Dave ever reclaimed his underwear? (Long story) Oh and don't forget the Tunnocks!

What a lovely place. Definitely will be going back! Welcomed with a bottle of fizz & just such a homely feel. Everything was clean & it was equipped with all that we needed. It’s a great spot if you have a weekend planned as not far from the train station & not far from the buzz of princes street. Tesco round the corner was super handy too! Hosts were always so helpful & accommodating prior to our visit.

Immaculately clean, comfortable and stylish flat in a great location. Lovely touches of soft towels, crisp bed linen, and comfy bed not to mention the tunnocks biscuits and drop of whisky all made for a welcoming home from home stay! Highly recommended! We’d love to return!

Very peaceful and relaxing 3 night stay...clean and cosy...Thank you for the prosecco and nibbles...courtyard was a welcoming space in the nice sunshine..lots of nice eateries nearby.

I have stayed in Cumberland Street on several occasions in the past 4 years. It is a beautiful, comfortable, clean and cosy flat with very thoughtful finishing touches. The hosts are extremely helpful and welcoming and I have no hesitation in recommending Cumberland St as the perfect place to stay in the heart of Edinburgh.
