Our beautiful country house has 6 bedrooms and 5 bathrooms, one of each being on the ground floor, sleeping up to 11. The House comes with its own private hot tub. Ideal for family get-togethers, groups of friends, walkers, golfers and girls getaways, it offers spacious accommodation with outstanding views.
Located just 2 miles from Pitlochry, in the centre of Scotland, Kinnaird Country House is a fantastic base from which to visit many of Scotland's great attractions. Just 1.5 hours drive from Edinburgh, Glasgow and Inverness. Elegantly furnished blending the Victorian with contemporary style. We expect our property to be treated with respect. We don't expect you to do a full spring clean of course, but we do expect it to be left clean and tidy so please don't leave us your dirty dishes or greasy grill pan. If you're looking for a noisy or drunken hot tub party PLEASE don't book as we're not going to get along. Towels, sheets and bottles of toiletries remain our property.

Very relaxing and enjoyable stay
Stayed at Kinnaird Country House for a weekend in April. The weekend could not be faulted at all. From the warm welcome to the relaxing times in the hot tub. The house was beautifully decorated and the rooms were very spacious and comfortable. All rooms were on suite which was great for our party of 10.

Fantastic weekend from start to finish!
We stayed as a group of 10 for a weekend for my mums surprise 50th. Our group were aged between 21 and 60 and everyone of us had a ball. Jane was great. Friendly and very accommodating, nothing was any hassle. All of my guests commented on the high standard of the house and the lovely little extras. There was plenty space for everyone and it was a lovely walk into the centre from the house. Only 20 mins. Pitlochry itself was lovely as were its people, again friendly and accomodating. A fantastic weekend had by all! Highly reccommended.

Absolutely Gorgeous!
I booked out the house and the cottage for a girls weekend for my mums 50th birthday. When we arrived we immediately noticed the grounds and how stunning they were and inside the house was equally as impressive! It was cleaned to a very high standard. The living room was very cosy and had beautiful bay windows to admire the stunning view. The kitchen was well equipped and the dining room was set out beautifully for us to make the occasion even more special. The bedrooms were all very clean and everyone was provided with a bath robe, towel and slippers. The bedrooms all had en suite bathrooms which was ideal for 12 women! The use of both hot tubs was brilliant also and helped us all relax and enjoy the weekend even more! Although we didn't have time to use the newly opened spa, from what we could see it looked stunning and we would definitely use it next time we stay. Pitlochry town centre was about a 30min walk from the house and there are a few pubs to stop at for lunch/drink. Jane, the owner was extremely helpful when booking and keen to answer any questions I had, Andy was also very pleasant to some of the girls in our party he had met whilst cleaning the hot tub early one morning and Yvonne the housekeeper was also very helpful when we arrived, showing us around and demonstrating how to use the hot tubs.
Everyone in our party commented on how much they loved the house and cottage and how they wished they lived there all the time! It was a fantastic weekend, enjoyed by everyone and we will definitely be back!

Amazing
Went to Kinnaird for my sisters henny. Jane was very accommodating and helpful and we had a superb stay. We used the spa facilities too and it was so relaxing. Will definitely be back.

Fantastic stay
We stayed at Kinnaird House for a hen weekend from 26th to 28th August. We arrived around 5 on the Friday. Waiting for us was the most amazing afternoon tea. Sandwiches, cakes, scones ....enough to feed an army!! It was brilliant. After we chose our rooms it was out to the hot tub. The highlight of the stay for me. It was wonderful. The house is beautiful. A lovely living room. Large dining room. Kitchen with everything you could need. Bedrooms are lovely too. Very comfortable beds. All en-suite. Saturday morning we went up to the spa 2 at a time for treatments. This is a 2 minute walk, just behind the house. It was a fantastic weekend. Would definitely return.

Best Friends 40th Birthday Celebrations
Lovely house and hot tub! There were 10 ladies on this trip and we all had a ball, highly recommend! House was clean and spacious with plenty of cooking facilities and friendly staff.
Great weekend and lovely place to stay.

40th birthday get together
I booked Kinnaird House for a relaxing 40th birthday weekend and it didn’t disappoint. The house was immaculate when we arrived and the table set for dinner. Matt welcomed us and gave us instruction on how to use the hot tub, he was available over the weekend had we needed him and he checked the hot tub each morning. There were 8 of us in the party and more than enough space to accommodate us. With 6 bedrooms and 5 bathrooms you never felt you were living on top of each other and had plenty of privacy. The kitchen was well equipped and the living room perfect for lounging. The robes and slippers along with the toiletries were a nice extra touch. Some of the party were familiar with Pitlochry and happy to drive the short distance into town but taxi numbers and restaurant recommendations were available in the welcome book had we needed them. I would thoroughly recommend Kinnaird House if you’re looking for a relaxing break.

Enchanted forest visit
Beautiful house, fitted in 11 adults and 3 kids. Ideal location to visit enchanted forest. Would highly recommend.
