The prices and availability you are seeing are for "The Barn"
This is a two bedroom semi detached cottage. One double bedroom and one twin bedroom. With oak beams throughout this delightful cottage gives a real home from home feeling.
This cottage is furnished to the highest standard with a fully fitted kitchen with dishwasher. With wooden floors throughout, we have under-floor heating and a log burner for colder months.
We have a total of five holiday cottages, the Barn is one of our bigger cottages. All of our cottages are located around a central courtyard with access to a paddock where you can enjoy lazy summer days. We even have BBQ's available for our guests to use at no extra charge.
We have an on-site laundry room with washing machines and tumble dryers, iron and ironing boar...

Outstanding Accommodation
"The accommodation (the Barn & the Granary) on this working farm is beautifully finished, well furnished and immaculately clean. Our stay was for a long weekend for a family get together which included seven adults and a 10 year old, all of whom thoroughly enjoyed their stay".

Cant Wait To Come Back!
Our accommodation was beautiful with everything we needed for our stay. We came for a weekend and found that there is lots to do in the area and if you would like recommendations then there is a lovely book inside the cottage or you can ask Hilary who was very helpful. There were two of us that came this time however I will be bringing the whole family next time as its great for couples and families. Thank you for a fab weekend!

Great place to stay!
We stayed in Granary and were extremely impressed by the quality both of the conversion and the interesting and thoughtful use of space. Everything about it was done well. It was well equipped, beautifully presented and in a great location - not just the farm setting but also the range of interesting places within easy reach. a particular aspect which we found interesting was the eco dimension to the building. The bat house fascinated us all. We are thinking of returning and bringing other friend withus in the smaller cottages - it is ideal for group holidays.

All - round excellence.
Excellent, comfortable, very well equipped accommodation. Hosts welcoming and very friendly. A wonderful week in the New Forest.
Kingston is a great location from which to explore all the area has to offer.

family stay at farm cottages
We had a fabulous stay in the Barn cottage for our family holiday to the New Forest. It was clean and tidy had everything we would need including cake on arrival and a few supplies to start us off ie. breakfast for our first morning which was very thoughtful. Hilary was lovely, approachable and helpful but gave us privacy during our stay. I would highly recommend a stay here as it was accessible to the New Forest activities but also a stones throw from Southhampton shopping and Isle of White if you wanted to go.

Upper Kingston cottage
We have had the best two weeks at upper Kingston cottages .Hilary is just the most wonderful person you could ask to meet nothing is to much for her ,it's the little touch she does for people that make to feel like you are at home. The Barn we stayed in was lovely and the surrounding are just as wonderful as well .i can say that I would recommend thing this is the place to to stay if you are thinking of visiting the newforest

A lovely house in an ideal location
The house is very comfortable and well equipped - particularly for families, with highchairs, baby bath and stair gates if you need them. The location is perfect, particularly for children. Our 2 year old loved going to visit the sheep every morning and evening. The courtyard outside was perfect for scooting round too. Everything we visited seemed to be half an hour away or less - lots of brilliant days out for children nearby. Hillary is very friendly and welcoming and keen to provide what you need for an enjoyable stay. We'll be going back!

Clean, comfortable and close to many attractions.
We stayed in the barn, which was ample room for myself, the wife and our three year old. Immaculate and welcoming, there was fresh breakfast ingredients in the fridge on arrival. The inventory is comprehensive and being relatively new, all facilities are very efficient and modern, without sacrificing character. My only criticism would be the size of the bed in the double room; there is plenty of room to fit a king size.

We appreciate your comments about the bed but we feel that our guests who travel with young children & have the cot in the room would benefit from the extra space a standard double bed gives.

Fantastic holiday accomodation
We have just returned from a week long stay at the farm. We were a large family group staying in x3 of the cottages. We had a most enjoyable week here whilst holidaying in The New Forrest. Our young children enjoyed playing in the safe courtyard, loved feeding the lambs on site and we made the most of the fine weather and enjoyed BBQs during our stay (2 BBQs were available for use by guests). The breakfast packs, and Victoria sponge in each cottage on arrival were most appreciated! Would highly recommend these cottages and hope to return for stay in the future. Many thanks Hilary for being so welcoming we very much enjoyed our stay.

A great venue for all the family close to the New Forest and the sea.
Upper Kinston Farm Cottages was an excellent place to stay, the rooms were spacious and well equipped, and the welcome breakfast and cake pack were a really special touch. The children were made very welcome, and loved feeding the lambs, while the couryard setting made a great safe social area for children and adults alike. The cottages were a brilliant base to visit both the beautiful sandy beaches and the New Forest itself, with Moors Valley Country Park being a particular favourite, with its wide variety of activities for all the family.
